This is especially critical in the current market with so many distressed or foreclosed homes tilting the values on a home. Using a computerized analysis as offered by many online providers doesn't tell the true story.

As a real estate professional, I analyze home values and determine market prices every day. By comparing your home to recent sales and other, similar homes on the market I can quickly tell you what your home is worth. This analysis is known as "Comparative Market Analysis", or CMA. As I prepare a market analysis, I not only check comps in the market, but I analyze the data in a manner similar to that performed by a bank's appraiser. This enables the seller to compare against recent sales and to have an understanding of the value a bank might allow a prospective buyer for a mortgage.
