Ten 10 Tips on Getting Your Home Sold Quickly in Central Connecticut

Your making the decision to sell your home, now get the house in condition to be shown to it's best advantage. We've discussed the marketing that's going to be done, how showings will be handled, who will schedule the showings and we understand the house will be in almost ready to show condition at all times. Here are a few more tips to getting your home sold, quickly. 

  1. Get out the Honey-do jar. All those minor chores that have been ignored or avoided now need to be addressed and properly. If they were minor annoyances while you were living there they will now become major issues to a prospective buyer. Fix those dripping faucets, replace those ugly switch plates with new ones; make sure all the lights are working; fix those closet or cabinet doors that stick
  2. With a larger dollar value in mind, consider repainting or taking down that wall paper. Buyers should not have to imagine what it might look like with fresh paint.
  3. Make the Bathrooms Sparkle. Bathrooms sell homes. Check or repair damaged or unsightly caulking around tubs and showers. Get new towel holders if needed. If the budget allows consider the dated tile floor.
  4. Empty those closets: Buyers want room for storage and need to see a bedroom with large, uncluttered closets. If the closets have become a dump for everything, sort through them, donate to charity or trash the stuff that's not needed. The rest can be put in boxes and stored neatly somewhere; after all you do intend to move eventually.
  5. While in the bedrooms, make them look comfortable. Remove furniture that doesn't belong. Always make sure the beds are made and the rooms are picked up, and again not in the closets.
  6. Make it bright. Clean the windows, pull back the curtains or open up the shades and let the sun come into the house.
  7. Create Curb Appeal. Make sure the lawn is properly maintained, the shrubs are neatly trimmed and the front porch is uncluttered and put out a clean welcome mat. If the weather is inclement or it's winter, shovel the walks, and put down extra throw rugs around the entryway so the buyers can wipe their feet.
  8. Don't make the house a flea market. Take the signs and prices off the furnishings. There will be plenty of time to sell those items after the house is under contract. Your agent can help with a separate sheet for items that will remain in the house, items that are going, and those items that are available. If the buyer presents an offer including some of your available items, don't throw away a deal because you want an extra $25 for Aunt Millie's special chair.
  9. Be mindful to make sure the pets are properly contained, or take them with you on your ride.
  10. And most importantly heed my advise on getting the house properly priced for this market. Now is not the time to try and get that extra few dollars to buy the new car or for that special vacation. This is the time to let the house stand on it's own merits and value.
